What almost every guest asks before booking, answered plainly. If anything is still unclear, WhatsApp us and we'll reply the same day.

What is the minimum stay?

Five nights. The estate is designed for staying, not for a two-day stopover, and in the low season it is common for our guests to stay two, three or four weeks.

How does direct booking work, and how much do I pay when booking?

You pick your dates on the website calendar, which shows real availability and prices, and pay a 25 % deposit securely by PayPal or card. We agree the balance with you in the confirmation. Booking direct means you don't pay the fees platforms charge, and the price you see is the final price.

What is the cancellation policy?

Full refund of the deposit if you cancel up to 14 days before arrival. If you cancel with less notice, the 25 % deposit is non-refundable.

How does check-in work?

It is self check-in: a few days before you arrive we send you the instructions and the code for the key box, so you can let yourself in whenever you get here. Check-in is from 4 pm and check-out by 11 am. Late flights are no problem.

Do I need a car?

Yes, we strongly recommend one. The estate is in a quiet rural area and the final approach is a 70-metre gravel track, so a mid-size car is ideal. Tenerife South airport (TFS) is 20 minutes away and all the rental companies operate there.

Is the pool heated all year?

Yes. It is heated with the estate's own solar energy. In winter it is set to 29 °C and reaches temperature in the early afternoon; in summer the sun warms the water during the day and the heater runs in the evening for swims after sunset. On very overcast winter days it takes a little longer.

Is the house just for us?

Yes. The whole property (house, pool, gardens, pergola and barbecue) is for the exclusive use of guests. We only stop by on Fridays, mid-morning or around midday, for about fifteen minutes of pool maintenance; the rest of the time the estate is entirely yours.

How many people can stay?

Two at most. There is one bedroom with a double bed and a sofa bed in the living room, but the house and the whole experience are designed for a couple.

Are pets allowed? Can I smoke?

We don't accept pets, and smoking is not allowed inside the house. Outside, with respect for the garden, yes.

Is there Wi-Fi for remote work?

Yes, 175 Mbps fibre with coverage in the house and on the terrace. Many guests work from the panoramic dining room in the morning and head to the beach in the afternoon.

What does the house include?

Bed linen and towels, a fully equipped kitchen with air fryer and wine fridge, a Kamado barbecue, sun loungers, private parking and fibre Wi-Fi. Everything you see in the photos is yours to use.

Is there a cleaning fee? Is there cleaning during the stay?

The house is handed over clean, and we charge no cleaning fee: the price you see is the whole price. In return we only ask what we would ask of a friend lending us their home: to leave it, within reason, as you found it; we take care of the rest. For long stays we can arrange a mid-stay clean, just mention it when you book.

What is the weather like in winter?

The south of Tenerife has one of the mildest winters in Europe, with sunny days and 20–22 °C on the coast. At the estate, slightly higher up, the nights are cooler. We cover it in detail in the winter guide and in when to visit.

Where exactly is the estate?

In Cruz del Roque, in the south-east of Tenerife, between the South airport and Santa Cruz. It is 5 minutes from the TF-1 motorway, 10 from Porís de Abona beach, 20 from the South airport and the capital, and 25 from Playa de las Américas.
